  • By using the foregoing offer, the recipient accepts the following general terms and conditions. Use of the offer includes, among other things, contacting the agency Ruth Immobilien GmbH or the owner of the property regarding the offered property.
  • All details and information serve solely for information purposes and do not constitute a legally binding offer; they are based on information provided by the owners, which is why we assume no liability for their accuracy and completeness. Subject to change. Official requirements may alter the planning and the floor area. The building illustrations are non-binding representations by the provider, and it is incumbent on the customer to verify their accuracy. Location-specific information does not constitute any guarantee of the actual current value or the value-appreciation potential of the property.
  • The disclosure of the property address establishes our claim to commission in the event of conclusion of the contract. In the case of the sale of a property, the brokerage commission amounts to 3 % for each party plus statutory VAT on the purchase price; in the case of rental, one net monthly rent for each party plus statutory VAT, unless otherwise agreed in the individual case.
  • If a transaction other than the one originally envisaged, or a further transaction, comes about between the recipient of the offer and the owner of the offered property or their legal successors, the commissions stated above are likewise payable.
  • Our communications and documents are intended solely for the recipient personally. In the event of their disclosure to third parties, the latter shall be liable, upon conclusion of a legal transaction, for the payment of both the buyer's and the seller's commission, insofar as these are not paid by the contracting parties themselves. The commission generally falls due upon the parties' agreement of intent.
  • We are entitled to act without restriction for both contracting parties.
  • We assume no liability for the solvency of the brokered contracting party.
  • The contractual relationship between the parties involved, including the broker, is subject to Italian law; the exclusive place of jurisdiction for any disputes is Bolzano.
